88 on the Opening WatchSwig (dirty soda drive-thru)
Swig, the Utah soda-and-cookie drive-thru known for 'dirty sodas', is building out a 1,450 sq ft shop in the Forney East center on FM 548. Two state records point to it: a TDLR construction filing for a 'SWIG' tenant build-out to 'prepare and serve gourmet soda drinks', and a Texas sales tax permit issued September 16 to Savory Swig Stores LLC, Swig's corporate entity. Swig has not posted a Forney page or an opening date yet.
Taco Bell #3 (N FM 548)
Forney is getting a third Taco Bell. Franchisee Southern Multifoods lists 'Taco Bell #42787, 820 N FM 548, Forney' under new locations coming soon and is already hiring, and the state issued the store's sales tax permit on September 16. The two existing Forney stores are on Pinson Road and FM 741. No opening date has been posted.
Tiger Spa Car Wash (coming soon)
A new Tiger Spa Car Wash is coming to the corner of 223 S. FM 548, a modern freestanding facility about 5,659 sq ft. The City of Forney approved the site plan and construction is underway in 2026.
Target is open at Village at Gateway
Target's Gateway store is open, following its grand opening on Sunday, July 26. Target lists an approximately 148,000 sq ft store with Drive Up, Order Pickup, CVS Pharmacy, Starbucks, Target Optical and expanded fresh food.
Dick's Sporting Goods coming to Gateway
A 60,000 sq ft ground-up store, one of the largest retail boxes still to be built at Village at Gateway.
Village at Gateway: open now and coming next
Bath & Body Works, James Avery and Target are open at Village at Gateway. Ross, Five Below, Burlington, H-E-B, The Home Depot and BJ's Wholesale Club are also open along the Gateway corridor. EVO Entertainment is under construction and says its 82,000 sq ft movies, bowling, arcade and attractions venue is slated for fall.

McDonald's (Villages at Gateway)
Forney's new McDonald's at the Villages at Gateway is open, confirmed on McDonald's own restaurant locator (24 hours, drive-thru, McCafe) and a Forney Gateway grand-opening post from McDonald's North Texas. This is the district's second McDonald's, alongside the original on E US Hwy 80; a third is under construction at FM 740 and Clements.
Pin High Indoor Golf Club
A Forney Chamber member cutting the ribbon Wednesday, August 12. The 24/7 Trackman simulator bays are just up US 80 at a Terrell address.
Bath & Body Works is open at Gateway
Bath & Body Works is open in Forney. Current listed hours are Monday through Thursday 9 AM to 9 PM, Friday and Saturday 10 AM to 9 PM, and Sunday 11 AM to 7 PM. Newly opened stores may adjust hours, so check the live listing before a special trip.
Birdies at The OC (Forney ISD)
An outdoor driving range, a pitch-and-putt course and indoor golf simulators, branded Birdies. Built for Forney ISD teams and the new OC Golf Academy, and open to the community. The tall netting along Innovation Blvd is this. It sits inside the wider $38.5M Multi-Use Community Learning Facility, which also adds expanded aquatics, gymnastics, an art studio and a kitchen and dining concept.
Texas Health Forney Hospital
A four-story, 245,000 sq ft full-service acute care hospital on about 27 acres, built for 115 beds with 62 to 64 opening first. Includes a 17-room emergency department, NICU and cardiology lab. The largest single investment in Forney's history.
Texas Health Forney Professional Office Building
An 80,207 sq ft medical office building on the hospital campus for physician practices and outpatient services.
EVO Entertainment Forney
An 82,000 sq ft entertainment complex, the largest EVO has ever built: nine theaters including IMAX, 22 bowling lanes, 125+ arcade games, rock climbing, a ropes course, bumper cars, laser tag, a bar and restaurant.
Slicks Entertainment at Trailhouse Park
A 31,743 sq ft venue with 16 bowling lanes, an arcade, a restaurant and bar, a patio, and OUTDOOR PICKLEBALL COURTS. The outdoor courts typically carry tall perimeter netting.
BJ's Restaurant & Brewhouse
A 6,888 sq ft sit-down restaurant with outdoor dining and 129 parking spaces.
Village at Gateway Phase 2
The second phase of the largest ground-up retail development in the southwest US: 200,000 sq ft on top of Phase 1's 500,000, plus multifamily sites. Anchors Target, H-E-B and Home Depot are already open.
Dallas Stars multisport complex
A proposed Stars-branded complex with an ice rink, volleyball, basketball and pickleball courts, a restaurant and a sports clinic. Still a feasibility study: no site, no cost, no timeline.
Ross Dress for Less
Ross Dress for Less is open at Village at Gateway. The Forney EDC listed it among the newly open stores on the corridor on August 6, 2026.
Burlington
Burlington is open at Village at Gateway (store #1710). The brand's own store page lists hours and a phone number, (945) 867-4818. It opened in July 2026.
Rack Room Shoes
Rack Room Shoes is open at Village at Gateway, confirmed by the Forney EDC on August 6, 2026.
Chipotle Mexican Grill
A 3,000 sq ft Chipotle at Village at Gateway. A second Forney Chipotle is separately listed near FM 548 and FM 1641.
Costa Vida Fresh Mexican Grill
A 2,629 sq ft fast-casual Mexican restaurant.
7 Brew Coffee
A drive-thru coffee stand headed for the Village at Gateway. Plans on the Sept 3 Planning and Zoning agenda show a 523 sq ft building with a 237 sq ft remote cooler, two drive-thru lanes with 25 stacking spaces and 16 parking spaces on 0.967 acres. Staff recommends denying the companion replat over outstanding review comments, so the timeline is not locked in.
Discount Tire
A 7,020 sq ft ground-up store on the US 80 retail corridor between FM 1641 and Gateway Blvd.
Solis Mammography
A 2,190 sq ft dedicated breast-imaging center. Solis runs 85 centers across nine markets.
CubeSmart Self Storage
A 128,900 sq ft complex of five self-storage buildings plus two RV canopies. Residents have raised traffic concerns about the school-adjacent location.
Clement Drive Shopping Center
A 15,306 sq ft multi-tenant retail shell. No tenants assigned yet.
Tractor Supply Company
A 25,000 sq ft farm and ranch store.
Popeyes Louisiana Kitchen
A new-build Popeyes of about 2,571 sq ft.
McDonald's at FM 740 & Clements
A 3,694 sq ft new-build next to the 7-Eleven. Neighbours have raised congestion concerns at the intersection.
Meraki Amenity Center
A master-planned community amenity center in two phases: a pool complex and a fitness and HOA building.
Forney Fire Station No. 2 expansion
Expansion and modernization with a new apparatus bay, a training stair tower and upgraded crew facilities.
Kaufman County ESD No. 6 Fire Station No. 4
A new 19,239 sq ft fire station for the district serving Forney and the surrounding area.
Mulberry Park baseball four-plex renovation
A full renovation of the four-plex baseball fields: drainage overhaul, new irrigation, new sod and infield reconditioning, to cut rain closures.

A 3,450 sq ft restaurant build-out, a seafood boil concept by the name.
XO Pilates
A 4,205 sq ft group reformer Pilates studio going into 110 E Main St downtown. The studio's own site says it is launching in 2026 with no date yet; the storefront design goes to the Architectural Review Board on Sept 8.
Lavender Nail Bar
A 4,463 sq ft nail salon build-out.
Waxxed Cards
A 1,416 sq ft trading card and collectibles shop.
Pearl St Dental
A 4,300 sq ft dental practice build-out.
Covenant Forney dental shell
A 5,012 sq ft shell built for a future dental office fit-out.
RJW Logistics at Platform 80/20
A 512,223 sq ft distribution building finish-out for RJW Logistics Group, including offices, training rooms and dock packaging areas.
Forney ISD Helms Trail Transportation Facility
A 26,521 sq ft bus and transportation operations center, funded by the 2022 bond, for a district projected to pass 35,000 students by 2030.
13020 FM 1641 industrial building
A 195,000 sq ft existing industrial building being marketed as available, with 20 dock doors. A large vacancy the EDC is actively marketing, so a tenant announcement is likely.
FM 548 & FM 741 grocery-anchored site
50 acres marketed for a grocery anchor plus pad sites, office and healthcare. The most likely location for Forney's next major grocery announcement.
Liberty Hill retail site
27 shovel-ready acres with utilities in place, marketed for retail. No user announced.
Gateway Modern Dentistry
Gateway Modern Dentistry is open at Village at Gateway, listed by the Forney EDC among the corridor's newly open businesses on August 6, 2026.
Wells Fargo (Gateway branch)
A ground-up 3,629 sq ft Wells Fargo branch bank is registered with the state at an estimated $2.2 million, with construction slated to finish in early November 2026. No opening date has been announced.
Kokomo K-Dog, Coffee & Boba Tea
Korean corn dogs, mochi donuts, coffee and boba tea are coming to Forney. The chain's own site and dedicated Forney page confirm the city, but no opening date or storefront address has been announced.
Port of Subs
Port of Subs is open at Village at Gateway, in the same building as ATI Physical Therapy. The chain's own Forney page lists hours, a phone number (469-908-7827) and online ordering. The Forney Chamber cuts the ribbon Friday, September 11, 4 to 5 PM, with the ribbon at 4:30, free and open to the public. A ribbon cutting is a celebration, not the opening date.
James Avery
The James Avery jewelry store is open at Village at Gateway, listed by the Forney EDC among the corridor's newly open businesses on August 6, 2026.
America's Best Contacts & Eyeglasses
America's Best Contacts & Eyeglasses opened at Village at Gateway on Friday, August 7, 2026, per the Forney EDC.
ATI Physical Therapy
ATI Physical Therapy is open at Village at Gateway, Mon-Fri 7 AM to 7 PM, taking appointments at (469) 954-8289. Its Texas sales tax permit did not issue until August 19, well after the doors opened.
Card Stadium (trading card shop at The OC)
A trading card and collectibles hobby shop from the people behind the quarterly Card Stadium Expo in The OC Arena. Sealed sets, single cards, TCG favorites like Pokemon, and collecting accessories. Forney ISD students will help run the shop as hands-on retail and business training. Announced by The OC on Aug 10, 2026. No opening date has been published yet.
Archangel Education & Technology (The OC)
An education technology supplier opening a public storefront plus a student Learning Lab at The OC. The storefront is a drop-off spot for device repairs and sells discounted Samsung and ASUS tech. The lab is built for Forney ISD student certifications and hands-on IT training. Announced by The OC on Aug 10, 2026. No opening date has been published yet.
Livewell Animal Hospital of Forney
Forney's new full-service vet clinic on North Gateway is seeing pets. Livewell's own page dropped its 'Coming soon' line and now says same-day availability and walk-ins welcome, with online booking and a pet pharmacy. Hours: Mon, Tue, Thu, Fri 8 AM to 6 PM, Sat 8 AM to 1 PM, closed Wed and Sun. Call (469) 299-7218. The Forney Chamber's ribbon cutting is Tuesday, October 6.
YoYo Beauty Supply
YoYo Beauty Supply moved from its Broad Street storefront and reopened at 114 E Main Street on August 18, 2026. Hair products, cosmetics, personal care and natural soaps. Open Tuesday to Friday 9 to 6 and Saturday 9 to 4. The Forney EDC named it Business of the Month for September 2026.
Frost Bank Forney Financial Center
Frost Bank broke ground September 11 on a full-service Forney Financial Center at Gateway Blvd and US 80, with drive-thru motor bank lanes. The City of Forney and Forney EDC both say the opening is anticipated for early 2027.
Potbelly Sandwich Shop
A state construction filing covers a 1,967 sq ft Potbelly finish-out at the Village at Gateway, about $450,000 of work. The filing schedules construction from the end of December into April 2027. Potbelly has not announced an opening date.
Handel's Homemade Ice Cream
A 1,618 sq ft build-out with a walk-in cooler and service area, about $250,000. The filing schedules work from October to early December 2026. No opening date has been announced.
Eyemart Express
A 3,000 sq ft Eyemart Express store is filed for the Village at Gateway, about $350,000 of work scheduled for January and February 2027.
Hideaway Pizza
A site plan for a 7,565 sq ft restaurant plus a 637 sq ft patio, 8,202 sq ft in all, with 104 parking spaces on 1.774 acres. It went to City Council on the September 15 consent agenda.
Encompass Health hospital
A site plan for a 43,366 sq ft hospital on 5.05 acres with 166 parking spaces. It went to City Council on the September 15 consent agenda.
Goodwill donation collection center
Goodwill Industries of Dallas asked Forney for a conditional use permit to run a 1,800 sq ft donation drop-off on 2.94 acres. No retail sales, with pickup at the rear and drop-off on the side. The public hearing was set for September 15.
Clawzania
A 1,901 sq ft claw-machine arcade is filed for Trailhouse Park, about $150,000 of work scheduled from late September into late December.
Back Nine Golf
A 2,080 sq ft golf simulator build, about $188,000, with construction scheduled to start in mid September and finish in mid November. The owner is Bengal Development & Construction of Forney.
Roadster 35
A 5,571 sq ft convenience store filed at about $669,000, with construction scheduled from December 2026 to August 2027.
Dialysis clinic at Forney Marketplace
A 10,510 sq ft renal dialysis clinic is filed at Forney Marketplace, about $2.58 million of work scheduled from December 2026 to May 2027. The filing describes the use but the operator is not named on it, so we are not naming one yet.
Navy Federal Credit Union
A $750,000 new build with a scheduled finish of December 1, 2026. No branch opening date has been announced.
Milano's Pizza
A new sales tax permit was issued September 10 for Milano's Pizza at the same suite that has been permitted to Pizza Milan since 2023, which points to a change of owner or a rebrand rather than a brand new restaurant. There is no construction filing and no announcement, so we are holding this until someone confirms it on the ground.
Forney Dental
A site plan for a 9,088 sq ft building on 1.5 acres with room for up to four lease spaces. It went to City Council on the September 15 consent agenda.
Burger King (FM 548 & FM 741)
A new Burger King is under construction at 455 S FM 548, a 2,811 sq ft new build registered with the state in June 2025. No opening date has been posted yet by the franchisee.
EOS Fitness
A $6.4M, 48,122 sq ft EOS Fitness gym anchoring the Gateway corridor. TDLR filing targets completion around Aug 2027.
Dutch Bros (S FM 548)
Forney's second Dutch Bros, converting the closed Salad and Go building. TDLR filing schedules work Nov 30, 2026 to Feb 15, 2027.
EECU branch inside H-E-B
EECU credit union is building a small in-store branch inside the Forney H-E-B.
Brake Masters
A 5,900 sq ft tire, brake and oil-change shop. P&Z approved the conditional use Aug 6 and Council approved Aug 18, 2026.
Legacy Cardz
A trading card shop moving into downtown. Council approved a facade grant of up to $25K on Aug 18; TDLR lists the interior remodel Oct 1 to Nov 1, 2026.
Library + YMCA recreation center (bond vote)
Council called a Nov 3, 2026 bond election for up to $49.5M to build a public library and a YMCA recreation center on one site. Forney has no physical library today. Early voting Oct 19 to 30.
Walmart online pickup expansion
A 9,969 sq ft addition to the Forney Walmart to expand online order pickup.
Cottages at Gateway
A 200-unit cottage-style rental community on 17.6 acres. Site plan approved Nov 2025; final plat went to P&Z Oct 1, 2026.
Hand & Stone Massage and Facial Spa
Hand & Stone's official Forney page promised a September 2026 opening; as of Oct 4 it still says coming soon with no new date.
Layne's Chicken Fingers
Layne's Chicken Fingers is building a 2,727 sq ft restaurant on FM 548. Its Texas sales tax permit lists a first sales date of Nov 6, 2026.
Forney Health Pharmacy
An independent pharmacy coming to FM 548; its Texas sales tax permit lists a first sales date of Nov 9, 2026.
bb.q Chicken
bb.q Chicken's own store locator lists the Forney shop with a phone number and daily hours, and the chain's Facebook page says it is now open. It is known for Korean fried chicken that is double-fried for extra crunch. Hours: 11 AM-10 PM Sun-Thu, 11 AM-11 PM Fri-Sat. Call (972) 357-7352.
